What there is instead is a design guideline. These estates are covenanted, and a finish has to sit inside a schedule that also governs roof, render and fencing colours.

What the slabs are like in Peregian Springs

Preparation is the technical risk on sound estate concrete. Plain slabs carry a curing compound or a slick trowelled surface that an overlay will not key into, so they need a mechanical grind rather than an acid etch. That step is invisible in the finished job and it is the entire reason the finish stays attached.

Moisture matters where housing is newer. Concrete poured within the last couple of years can still be releasing water, and sealing over it traps moisture that lifts the coating later. We moisture test before anything sealed goes down.

Being set back from the beach, salt load is moderate — present, but not the dominant factor it is at Mooloolaba. Film sealers become viable, though penetrating products still win on anything permanently shaded.
