What we do on the northside

The northside is newer ground than the south. North Lakes, Mango Hill, Griffin and the corridor out to Narangba are largely post-2000 estate housing, which means sound plain slabs and first-time decorative work rather than stripping out a failed finish.

The method does not change between suburbs: grind the slab back to sound concrete, moisture and movement test it, repair what needs repairing, then lay and seal the finish. What changes up north is the age profile — less remediation, more specification, and more estate colour schedules to work inside.

Local conditions

What the slabs are like around here

Northside slabs are mostly young, and that changes the assessment. A slab poured after 2000 to current practice is usually thick enough and jointed properly, so the questions are about surface preparation and moisture rather than structure. Newer slabs can also still be curing chemically — we moisture test before laying anything sealed, because trapping water under a coating is the one failure that cannot be polished out.

The estate context matters more here than anywhere else we work. Covenanted developments often carry a colour and finish schedule, and a resurfacing job has to sit inside it. We sample within the schedule rather than argue with it.

Closer to Moreton Bay, salt load rises. Sealer service intervals shorten and the surface works harder, which pushes the specification toward penetrating sealers on exposed aggregate rather than a high-build film.

How we schedule Brisbane Northside work

The northside is our longest metro run, so we schedule it as planned trips rather than day calls — quotes and jobs are grouped, and we will usually offer a date inside a fortnight. Grouping is why the price does not carry a travel premium.

New estates have their own access constraints: kerbs still under builder warranty, narrow verges, and turf that has to be protected. We plan deliveries and the grind around them rather than repairing them afterwards.
