Springwood is 1980s and 90s brick-and-tile on rolling ground, which means sound but tired slabs, sloping driveways and a lot of original spray-on finishes that have gone chalky. Most jobs are a straight resurface over good concrete. Slope sets the slip rating; the age of the coating sets how much grinding comes first.

What the slabs are like in Springwood
The defining local issue is the state of the original coating. First-generation spray-on finishes chalk, fade and lose adhesion in patches, and the temptation is to lay a new coat straight over the top. That fails, because the new material is only as well attached as the old material underneath. Everything comes off to sound concrete first — which is most of the labour and most of the difference between a five-year job and a fifteen-year one.
Springwood sits on rolling terrain, so a good proportion of driveways have real fall. Anything above a gentle grade gets a higher slip rating and a matte seal. We also check that the existing drainage still works, because thirty years of garden growth changes where water goes.

How we schedule Springwood work
Springwood is a straightforward run from the depot and usually books inside a fortnight. The variable is the grind — stripping a failed coating off a large driveway takes longer than laying the new finish, and we would rather quote that honestly than discover it on site.
Dry weather matters more than most people expect. Overlays and sealers need a dry slab, so a wet week moves everything. We would rather move a date than lay a finish onto damp concrete.

Can you lay a new coat over the old spray-on finish?
No, and anyone who offers to is selling you a short job. The old coating has failed in patches, so a new layer over it is only as attached as what is underneath. It comes off first.
How long does the grinding take?
On a typical Springwood driveway, longer than laying the finish. It is the bulk of the labour and it is itemised on the quote.
Our pool surround gets slippery. What do you recommend?
R11 as a minimum, R12 where there are steps or a fall, with a matte seal. Grip is a specification, not a bonus.
