What the slabs are like in Ormiston
Shade plus salt is the specific Ormiston combination, and both point the same way. A shaded slab pushes moisture upward, which blisters film sealers; salt holds moisture at the surface and migrates into the concrete, which shortens film life further. Penetrating sealers are the right product on both counts.
Organic staining soaks in rather than sitting on top, which is why washing fails. Grinding removes the stained layer, and a sealed surface resists the next round instead of absorbing it.
Mature trees bring root activity. Root lifting near driveway edges shows as a hump with a crack running across the slab, and covering it changes nothing — those sections get cut out and re-formed.
