Wellington Point is established bayside residential with mature trees, so shade, damp and leaf staining are as much a factor as salt. What the slabs are like in Wellington Point
Damp and shade drive the specification. A film sealer on a slab that never dries out will eventually blister, because moisture moving up through the concrete has nowhere to go. Penetrating sealers let the slab breathe while still resisting staining, and they are the right product here even though they give less initial gloss.
Organic staining is different from dirt. Tannins from leaf litter soak into the surface rather than sitting on it, which is why washing does not shift them. Grinding removes the stained layer; a new sealed surface then resists the next round rather than absorbing it.
Mature trees also mean roots. Root lifting near driveway edges and paths is common in the older streets, and it shows as a localised hump with a crack running across the slab. That section gets cut out and re-formed — covering it simply delays the same crack.

How we schedule Wellington Point work
Shaded sites dry more slowly, which affects the program. An overlay needs a dry slab, and under heavy tree cover that can mean waiting an extra day after rain that would not have delayed an open site.

My concrete goes green every year. Is resurfacing the fix?
It can be. Grinding removes the stained layer and a penetrating sealer resists the next round. Pressure washing only ever treats the symptom.
Why not a gloss sealer? It looks better.
On a permanently shaded slab a film sealer will blister, because moisture rising through the concrete has nowhere to escape. Penetrating sealers give less gloss and actually last.
A tree root has lifted the path. Can you just resurface over it?
No. It returns through the new surface within a year. That section gets cut out and re-formed properly.
Will leaf staining come back?
Slower, and it will wash off instead of soaking in. A sealed surface resists tannins; bare concrete absorbs them.
