Concrete resurfacing in Aspley

In short

Aspley is largely 1970s and 80s housing on generous flat blocks, so driveways are wide and access is easy. Most jobs are stripping a tired original coating off sound concrete. On a wide slab joint layout matters more than pattern choice.

Aspley

What we do here

Aspley was built out through the 1970s and 80s on large flat blocks, and the driveways are correspondingly wide — frequently double, sometimes with a separate hardstand for a caravan or boat.

The slabs are generally sound. What has failed is the original decorative coating, which after forty years of sun has chalked, faded and lost adhesion in patches.

  • Wide and double driveways
  • Caravan and boat hardstands
  • Pool surrounds at R11–R12
  • Large patios
  • Garage floors in flake or epoxy
  • Joint layout on wide slabs

What the slabs are like in Aspley

Removing the old coating is the bulk of the labour. A new layer over a failed one is only as attached as the failure underneath, so everything comes back to sound concrete first. That is the difference between a five-year job and a fifteen-year one.

Wide slabs move more than narrow ones, so control joints do real work. We set them out deliberately and carry existing joints through the new surface rather than covering them — a covered joint telegraphs through within a season.

Where a hardstand carries a caravan, boat trailer or work vehicle, that changes the specification before it changes the appearance. Point loads from jockey wheels and stands are harder on a thin overlay than a car ever is.

Getting to you

How we schedule Aspley work

Access is easy — wide frontages, flat ground, room for a truck. Large areas are staged so you keep vehicle access, usually working from the garage outward.

Northside jobs are grouped into planned runs with a firm date inside a fortnight and no travel premium on the rate.

Questions

The questions we get asked in Aspley

Can a new coat go over the old spray-on finish?

No. It has failed in patches and anything laid over it fails with it. Removal is most of the labour.

We park a caravan on it. Does that change the finish?

Yes. Point loads from jockey wheels and stands are harder on an overlay than a car. We specify for that before appearance.

Why do you need control joints?

Because a wide slab will move. Joints decide where, rather than letting the concrete choose.

Is a larger driveway cheaper per square metre?

Yes — setup is a fixed cost, so the rate improves with area.
