Carindale is 1980s and 90s housing on rolling ground with a high proportion of pools. Sloped driveways make slip rating the leading decision and pool surrounds are the most common single job. Slabs are sound, so the work is coating removal and specification rather than repair.
What we do here
Carindale was developed largely through the 1980s and 90s on undulating ground, and it has a lot of pools. That combination — sound modern-era slabs, real gradient, and water — sets the whole specification.
Around a pool the surface gets walked on wet, barefoot, by people not watching their feet. On a sloped driveway it gets braked on in the rain. Both are grip problems before they are appearance problems.
- Pool surrounds at R11–R12
- Driveways on a grade
- Patios and covered outdoor areas
- Steps, coping and pool paths
- Garage floors in flake or epoxy
- Non-slip resealing of sound surfaces
What the slabs are like in Carindale
Slip rating leads. We specify R11 as a minimum around water and R12 where there are steps or fall, and it goes on the quote as a number rather than the word non-slip. A surface that feels grippy dry can be genuinely dangerous under a wet bare foot.
Gradient rules out gloss. On a driveway steep enough to brake on, a high-build film sealer is a hazard, which pushes the finish toward exposed aggregate or a textured pattern with a matte seal.
Heat is the third factor. A dark pool surround here is hot underfoot by mid-morning. We will say so even when the darker sample looks better on the day, because lighter colours and washed aggregate stay usable.

How we schedule Carindale work
Pool surrounds are staged so the pool stays usable where possible, with dust screening and extraction as part of the job rather than an extra — grinding dust in the water is the trade's most common complaint.
Sloped driveways are staged in halves so there is always a way in or out, and cure times are held rather than negotiated.

What goes down most often here
Exposed aggregate
Washed back to reveal the stone. The South East Queensland driveway default, and the most forgiving surface underfoot.
See finishStencilled concrete
A paper stencil laid into the colour coat, sprayed over and lifted — leaving pattern joints in a second colour.
See finishFlake flooring
Vinyl flake broadcast into resin and sealed. The garage and laundry floor that hides dust and shrugs off tyre marks.
See finishThe questions we get asked in Carindale
What slip rating should our pool surround be?
R11 minimum, R12 with steps or a slope, written on the quote as a rating.
Will grinding dust get in the pool?
Not if it is done properly. Screening and extraction are part of the job.
Our driveway is steep. Which finish?
Exposed aggregate or a textured pattern with a matte seal, rated for the wet condition. Gloss on a grade is a hazard.
Can you just reseal instead of resurfacing?
If the surface is sound, often yes — including adding non-slip additives. Far cheaper than a full resurface.
